A whole-home renovation makes sense when several parts of the house need to work better together rather than being treated as separate projects.
As a Kirkland general contractor, CHC Remodel coordinates design decisions, existing conditions, trade work and permits as one remodeling scope, so connected rooms are planned together before construction begins.

When the existing footprint is not enough, an addition can create a bedroom, primary suite, larger kitchen or family room. An addition has to tie into the existing structure, roof, utilities and circulation, and it has to fit the lot’s zoning.
Kirkland’s online Property Search shows a property’s zoning, and the City offers optional pre-submittal conferences that can help test an addition’s feasibility before full design.
If adding on is not the right fit, a finished basement or a garage conversion can create living space within the existing footprint. Moisture, ceiling height, egress, insulation and heating decide what those spaces can become.
Opening a kitchen to the living area, widening an opening or reworking a floor plan is a structural decision first. A wall may carry loads from above, and it can hide wiring, plumbing or ductwork.
CHC Remodel’s CEO is a structural engineer, so wall removals, beams and larger openings are evaluated before demolition, not after the wall is opened.
Kirkland includes homes from different construction periods, floor plans and architectural styles. Older homes may benefit from improved room flow, storage, updated systems or a more functional kitchen. The City of Kirkland requires a building permit to construct, modify or demolish a building or structure, and it issues its own electrical, mechanical and plumbing permits. Applications are submitted through MyBuildingPermit.com.
Some work is exempt, including interior painting and finish work, fixture replacements that do not change plumbing lines, in-kind window and door replacement, non-structural siding replacement, fences up to 6 feet, and small detached decks under 30 inches high and 200 square feet that do not serve an exit door.
Properties near the shoreline or in design review districts may have additional requirements. CHC Remodel reviews which permits apply during planning, before construction is scheduled.

I don’t leave reviews unless they’re very positive or very negative… My experience with CHC and Siamak were far better than I expected going into this project. I had a few estimates where companies were trying to take advantage of me (or very poor estimators) as they were 5x the proposal CHC provided. Siamak was a great communicator, timely in responses, helped provide suggestions to make the project as cost effective as possible while maintaining my vision. There is no single reliable price for every remodel. Cost depends on the existing home, project scope, structural changes, cabinetry, material selections, plumbing and electrical work, access and finish complexity. CHC Remodel develops pricing once enough of the scope is understood.
It depends on the scope. Construction, structural changes, additions and most plumbing, mechanical and electrical work need permits from the City of Kirkland. Finish work such as painting, and fixture replacements that do not change plumbing lines, are exempt.
The City of Kirkland issues its own electrical permits, along with building, mechanical and plumbing permits, through MyBuildingPermit.com. In many other Washington cities, electrical permits come from the state Department of Labor & Industries instead.
